In our latest guest blog professional organiser Chloe Withy shares her top 10 tips on places to declutter before you sell your home.
Detach yourself and imagine what a stranger will see when they come into your home. They will look in every nook and cranny, and leave no stone unturned. Because of this, it’s so important to declutter, organise and maximise your space before your first open home to ensure things go as smoothly as possible, and when potential buyers come into your home, they can imagine themselves living there.
1. Street appeal
People will do a drive-by to check it out. Make sure your garden and front porch is tidy. First impressions count – people will judge a book by its cover! Don’t store shoes or clutter on the front porch and ensure hoses and other garden equipment are out of sight. Ensure the lawns are mown and vegetation trimmed.
2. Make the entrance welcoming
Keep this as light and airy as you can – make sure there is no furniture or things on the wall that stick out and make the room feel smaller. Keeps shoes, coats and umbrellas hidden in a cupboard or in the garage on a rack.
3. Clear-out the kitchen
Be prepared for people to look in all the cupboards – so try and get a head start on packing and store excess items off-site if possible. A short-term storage unit is a great idea. Keep the kitchen bench as clutter-free as possible to make the space feel clean and more spacious. Make sure only essential daily appliances are visible, and cooking utensils and knife blocks are stored out of sight in a drawer. Opt for a fresh bunch of flowers on the bench to give some colour and a nice scent.
4. Pretty up the bathroom
Bathrooms have the potential to sell the house. Make it beautiful by clearing the vanity, as no one wants to see your tooth brush or make up brushes. Keep the extra toilet paper out of sight and try not to store cleaning products in the bathroom either.
5. Expand the living room
Space is a premium in any living area, so remove excess books, magazines, cushions throws or any décor that makes the room seem heavy. Re-arrange lighting and furniture so that the room flows well and people can get around the room easily.
6. Tone down the toys
Pack away most of the toys and keep to a minimal while selling. Keep all the toys tidy in a basket or something similar in the corner of the room.
7. Maximise the storage
Wardrobes and linen cupboards are so important! Having smart storage solutions will help maximise the space and keep things orderly. It will also show prospective buyers how much you can fit in the cupboard when stacked orderly. Off-season items can be packed away. Throw out any excess coat hangers.
8. Orderly Office
No-one wants to see bits of paper or piles of bills everywhere. Have a clear desk with cords and cables neatly tied together. Create a place where the potential buyer will feel calm and relaxed.
9. Bedroom bliss
Whether it’s the master bedroom ‘sanctuary’ or the ‘minimalist’ guest room, you want the room to feel relaxing when you walk in. Make sure the bedding is clean and tidy, secure and hide all cables and cords. Excess bedding, clothing, jewellery, scarves and hats could be boxed up and stored off-site. Consider reducing personal photos on display and pack the others away.
10. Storage orientated garage
It’s so easy for the garage to become a dumping ground – have a big declutter and get rid of the items you no longer need. Consider sorting remaining items into storage boxes/containers and store on a rack, using vertical space to keep the floor clear.
