As I write this newsletter, we are almost exactly half way through our initial four week lockdown. I have been sending real estate newsletters out for many many years, but I have never done this sitting at my dining room table as I am doing now.
In the Manawatu region we have had a red hot market for several years now, so to come to a sudden and abrupt halt at this time is a bolt out of the blue, as I am sure it is for everyone receiving this.
However, housing is a basic human necessity, so we may be in a lockdown, but I can assure you that once this is lifted and some normality returns, we will be busy once more.
Many of you will know that Watson Integrity looks after nearly 1100 rental homes in portfolios in Palmerston North, Feilding, and Whanganui. Without dwelling on this area of our business, I can tell you that the lockdown has created a number of important issues to overcome and resulted in our property management team continuing to work from home on a daily basis.
The residential sales side of our business is quite the opposite at present. Everyone seems to have decided that we can’t move forward until the lockdown is lifted, but I can assure you that this is not the case. We have modern technology and expertise to list a house or lifestyle property for sale today, if circumstances dictate.
In fact, if you know of someone thinking about this at present, then they should give one of our Property Consultants a call and they will set the wheels in motion. With a distinct absence of property being placed on the market for today, it affords the homeowner the opportunity to present their home for sale on, in our case, six different internet sites. We are well aware that buyers are avidly researching the internet at present with the intention of buying property just as soon as they can.
I have worked through the share market crash in '87, interest rates as high as 24% in the 80’s, and the global financial crisis at it’s height in 2008. Major, major ramifications for all of us around at that time, but you can rest assured that we were still listing and selling homes through all of these periods.
When this lockdown comes to an end, and even during the lockdown, we will still see houses listed and sold.
At Watson’s, we are indeed blessed to have a Matterport 3D camera that allows buyers to quite literally take a tour of a property without physically being present. Indeed, we have sold a number of properties without the necessity of the buyer being present and this has worked wonderfully well.
I believe that the use of this very specialised camera which is not available in most real estate companies, will prove a real boon at the end of the lockdown when nervous buyers may still be a little reluctant to visit open homes, if indeed we can still do open homes.
